Full time maintenance staff to control timing and costs, not reliant on outside contractors or their fluctuating pricing. Contractors will prioritize their time to jobs that are the most profitable and waiting for a needed repair on their time table is not the best plan.

Full time marketing and leasing. To expect a property manager to also dedicate time to the flood of messages when properly marketing on multiple platforms does not work best. That is why we invested in this full time specialty position.

Experience with products by sourcing materials we have used before while balancing the cost. On paper, everyone wants the cheapest option but they do not want the added ongoing repair or replacement cost of the same inferior products. We have an understanding which products straddle the line to benefit the owners.

Local asset management. Most owners need to know the difference between a return of investment at a snapshot when all things are going great versus consistency over a longer term view.
